I'm certainly on board with the simplified zoning.

I have a question about the 1-for-1 affordable/subsidized housing. How is "affordable" housing current managed. Are there degrees of subsidization? For example, a family making $80,000 a year might need more assistance than a single individual making $40,000. How does this work now? Would you do it differently?

It's already complex yet overly simplistic. There are assumptions that singles live in studios, couples in 1-beds, families in 2+ beds. Then incomes are combined and factored at 30% (I think) spent on accommodation, resulting in $ available for mortgage or rent.

CMHC and other data is detailed enough by neighbourhood that it's quite possible to see on an ongoing basis where populations are/are not well served, i.e., we have lots of studios in X but no 2-beds. That should be one element of discussions between city staff and developers around how many of what kind of home.

There are lots of complexities that are not in the city's control. But one for one is, as well as 7 zones versus 70.

Thanks for reading and commenting.
