Denitrification has nothing to do about affordable housing and has everything to do about land speculation and land development.
The provincial NDP are part of this game as the provincial NDP are no longer related to the NDP of the Dave Barret era, far from it as today's NDP are nothing but a bunch of "young turks" out to make a quick buck.
We have a compliant media which is also not the media we had in the Rafe Mair or jack Webster era and like Fox News down south, have come entertainment and no care is given for journalism.

What the Broadway Plan is showing is that Canadian politics is dead and we are fast becoming a MAGA clone where big money and the steady drum beat of the "big lie" now determines how politcans act.
The truth means nothing, the future means nothing as today's elected officials do as their financial backers tell them what to do.
Vancouver is dead! The Vancouver of old, like yesterday's province and country, was a different place and things were done differently there.
People resist change. Makes them uncomfortable. The province has mandated that housing increases. Cities etc are trying to comply. I know from personal experience that when there are many apartments available for rent at the same time rents come down, as owners/managers compete for tenants. I've been offered discounts by apt managers to convince me to choose their apartment, in 2013. Happened in several buildings.
It is not resisting change, which is the NIMBY excuse it is more or less resisting homelessness. Third hand accounts are all very fine but from what I am told, the average housing costs in Vancouver are beyond the means of most families.
What we see in Vancouver is a speculator generated land rush and the results in the near future will be disastrous for not only Vancouver but the lower mainland.
I wish people would look 20 minutes into the future because the future is dystopian.

Linsea, thanks for your thoughtful comments. To Peter W's comment, one problem with these meetings is that any speaker (including those in favour) can throw out any stat or assertion and there is no opportunity to challenge it unless a councillor does. Frustrating!
I believe this process needs to change—especially now that there’s no Q&A. 🤔 Whether you’re yea ✅ or nay ❌ on an issue, presentations should be submitted in advance, thoroughly reviewed for accuracy, and scanned for misleading statements. Ideally, a city employee—or better yet, the Integrity Commissioner’s Office—should fact-check these submissions before the speaker is approved and given a speaker number. 📝✔️
Waldkirch is a compelling and passionate speaker, but the average listener who isn’t directly affected or hasn’t been following closely could easily be swayed by his pack of lies. 😡 This is a huge problem, and there’s no accountability.
What will people say when the new, expensive, YVR miniscule units come on line and all sit empty 🏚️ and the streets are overflowing with tents? ⛺ "Whoops"? 🤷♂️ The Broadway (and Vancouver) Plan are a one-way door.
I listened to the majority of speakers, many of whom presented thoughtful, intelligent and some heartfelt arguments opposing the plan and urged the council to pause and reconsider. Speaker 86, Peter Waldkirch, raised an interesting point at 11:48:22, referencing an estimated 100,000-unit "catastrophic shortage of housing" according to experts. However, it’s worth questioning the source of this figure. Where is this data coming from? Is it based on robust, credible analysis, or is it a speculative estimate?
As you succinctly put it, the concern is that "development can occur long before results are understood." This highlights a significant issue: the real estate industry appears to be in a frenzy, pushing for rapid property development to secure profits 🤑 before the true impacts—both economic and societal—are backed by concrete data.
Why won’t city councillors see what's happening? Or Premier Eby? Are they blind, dumb, complicit, corrupt, or all of the above? I just don’t get why seemingly intelligent, elected officials would so blatantly ignore the fact that they are being hoodwinked by the real estate industry.
